Annual Home Maintenance Inspection

An annual home maintenance inspection—sometimes called an annual home checkup inspection—is designed for homeowners who want to stay ahead of repairs, moisture risks, and safety concerns. This annual home inspection for homeowners provides a clear snapshot of your home’s condition at the time of the inspection, plus practical maintenance priorities you can act on throughout the year.

This service follows the InterNACHI Standards of Practice, meaning it is a visual, non-invasive inspection of the home’s readily accessible systems and components (scope may be modified by agreement prior to the inspection).

What’s Included in an Annual Home Checkup Inspection

During an annual home inspection (maintenance-style), I evaluate the home’s major systems and components, including:

Structure / foundation / crawlspace / basement

Roofing and visible roof components

Exterior (grading/drainage observations, walls, windows/doors, decks/steps/railings as applicable)

Interior (walls/ceilings/floors, representative doors/windows, stairs/handrails)

Plumbing (supply, drains, fixtures, water heater, visible leaks/functional flow)

Electrical (service/panel(s), grounding/bonding observations, representative outlets/switches/lights, safety devices where present)

Heating and cooling (HVAC) (operate using normal controls when conditions allow)

What I'm looking for

An annual home maintenance inspection is focused on catching problems early and helping you plan. Common priorities include:

  • Moisture intrusion indicators (staining, dampness, elevated risk areas, drainage red flags)

  • Roof leak risk points (penetrations, flashing areas visible from accessible vantage points)

  • Safety concerns in accessible areas (electrical defects, trip/fall hazards, venting concerns when visible)

  • Deferred maintenance that shortens system life (filters, condensate handling, exterior sealing, drainage discharge issues)

  • Monitor items worth tracking year-to-year so you can plan repairs instead of reacting

This is the kind of homeowner inspection that supports a simple, proactive maintenance plan—especially for older homes or homes with a history of leaks, ice dams, or seasonal moisture issues.

What You Receive

You’ll receive a clear, homeowner-friendly deliverable built for action:
Photo-supported findings and plain-language explanations
Practical recommendations and next steps
A system-by-system layout so you can prioritize repairs and plan maintenance
A “Now / Soon / Monitor” approach for maintenance planning

What a home inspection is not

A general home inspection is visual and non-invasive. It is not:

❌  A code-compliance inspection or permit inspection

❌ A guarantee or warranty against future failure

❌ A technically exhaustive evaluation of concealed conditions (behind walls, under insulation, buried lines, etc.)

How the process works

  1. Schedule your annual home maintenance inspection (and any add-ons)

  2. I perform an on-site annual home inspection for homeowners focused on accessible areas and major systems

  3. Findings are documented with photos and notes

  4. Report delivery with prioritized recommendations

  5. Follow-up questions after you review the report

Add-On Services

If you want a deeper look, add-on services can be scheduled with your annual home maintenance inspection, such as: pest Inspection, well Inspections, well water sampling, and other ancillary services (where available).
