General Home Inspection

An InterNACHI Residential Home Inspection is a comprehensive visual examination of a home’s readily accessible systems and components, performed by a certified InterNACHI inspector. The goal is to provide a clear understanding of the property’s condition at the time of the inspection so you can make informed decisions with fewer surprises.

Inspections follow InterNACHI’s Standards of Practice and Code of Ethics.

What's Included

During a general home inspection, I evaluate the home’s major systems and components, including:

Structure / foundation / crawlspace / basement

Roofing and visible roof components

Exterior (grading/drainage observations, walls, windows/doors, decks/steps/railings as applicable)

Interior (walls/ceilings/floors, representative doors/windows, stairs/handrails)

Plumbing (supply, drains, fixtures, water heater, visible leaks/functional flow)

Electrical (service/panel(s), grounding/bonding observations, representative outlets/switches/lights, safety devices where present)

Heating and cooling (HVAC) (operate using normal controls when conditions allow)

What I'm looking for

The inspection focuses on identifying:

  • Material defects and performance concerns observed at the time of inspection

  • Safety issues (where visible/accessible)

  • Repair needs and maintenance items that may affect reliability, cost, or negotiation

What a home inspection is not

A general home inspection is visual and non-invasive. It is not:

❌  A code-compliance inspection or permit inspection

❌ A guarantee or warranty against future failure

❌ A technically exhaustive evaluation of concealed conditions (behind walls, under insulation, buried lines, etc.)

How the process works

  1. Schedule and confirm scope (home inspection + any add-ons)

  2. On-site inspection of accessible areas and major systems

  3. Document findings with photos and notes

  4. Deliver report and walk you through priorities (optional summary call)

  5. Follow-up questions after you’ve reviewed the report
