How long does a home inspection take?
Most inspections take a few hours depending on the home’s size, age, and condition.
 

How soon will I receive my inspection report?

Most reports are delivered within 72 hours (often sooner), depending on the size of the home and the scope of the inspection. Water testing can take the longest, and is typically delivered between 7 and 10 business days. 

Do you walk the roof?
If roof conditions are safe and accessible, the roof may be viewed from appropriate vantage points. When walking is unsafe, drone imagery and ground observations may be used to improve visibility.
 

What does thermal imaging tell me?
Thermal imaging shows surface temperature patterns that can suggest insulation gaps, air leakage, overheated components, or moisture-related concerns. It’s a diagnostic aid and may require confirmation.

Do you check for mold or pests?
A standard home inspection is not a mold or pest inspection. If you have concerns, specialty evaluation is recommended.
 

Can you reinspect after repairs?
Yes—reinspections can be scheduled to confirm visible corrections.

How do I schedule an inspection?

Submit the request form on this page, or call/text for the fastest scheduling. We’ll confirm availability, pricing, and any add-on services before the appointment is booked.

What areas do you serve?

Erie, Crawford, Mercer, Butler, Venango, Clarion, Forest, and Warren Counties (and nearby areas in Northwestern Pennsylvania).

What should I have ready when I contact you?

Property address, approximate square footage, inspection type (buyer/pre-listing/new construction), and your preferred date/time window. If you’re working with an agent, their name and contact info is needed as well.

Do I need to be at the inspection?
You’re welcome to attend, but it’s not required. If you plan to join, the best time is usually the last 20–30 minutes for a walkthrough and questions. Attending helps you understand key systems and the most important findings.

Do you offer weekend or evening appointments?

Limited availability may be possible. Contact us with your preferred time window and we’ll let you know what’s available.

Do you provide repair estimates or do the repairs?

We do not perform repairs. The report documents conditions and provides recommendations. For cost estimates, we recommend obtaining quotes from qualified contractors.

What payment methods do you accept?

A payment form will be sent to your email once the inspection is scheduled. All major credit/debit cards are accepted. 

Can you inspect a home with utilities turned off?

Some parts of the inspection may be limited if electricity, water, or gas are off. We can still inspect what’s accessible and document limitations, but full testing may not be possible.

Are the sample reports real?

They reflect the same format and level of detail you’ll receive. Samples are anonymized for privacy.

Do reports include photos?
Yes—photos are included throughout findings for clarity and documentation.

What’s the difference between a Maintenance Item and a Recommendation?
Maintenance Items are upkeep/improvement notes; Recommendations identify items that should be repaired or evaluated.

Can I get the interactive version instead of PDF?
Yes—each sample includes a PDF and an interactive option.
