This page explains important limitations and disclosures related to inspection services and the information on this website.
1. Website Information vs. Inspection Findings
The information on this website is general in nature. It is not a substitute for a home inspection and should not be used as the sole basis for repair decisions, purchase decisions, or safety decisions.
2. Inspection Agreement Required
All inspection services are performed only under a separate written inspection agreement presented for electronic signature through our secure client portal (or other electronic means). The inspection agreement defines the scope of the inspection, limitations, exclusions, and terms of service. If there is any conflict between general website statements and the signed agreement, the signed agreement controls.
3. Scope and Limitations
Home inspections are visual, non-invasive evaluations of the home’s readily accessible systems and components at the time of the inspection. Inspections are not technically exhaustive and do not include areas that are concealed, unsafe, inaccessible, or not readily observable. Conditions can change after the inspection.
4. Not Code Compliance, Not Engineering, Not Specialized Testing
Unless explicitly agreed to in writing as an add-on service, an inspection is not:

A code compliance or permit inspection

An engineering analysis

A prediction of remaining life expectancy

Environmental testing (mold, asbestos, lead, radon, etc.)

A guarantee or warranty against future failure
5. Report Use and Third Parties
Inspection reports are prepared for the client named in the inspection agreement and for the stated purpose of the inspection. Reliance by third parties may be restricted by the inspection agreement.
6. Scheduling, Payments, and Third-Party Platforms
Scheduling, agreements, invoices/payments (if applicable), and report delivery may be handled through third-party platforms. Those providers may have their own terms and privacy practices.
